Structural condition survey of precast cladding in high-rise office building

A 29‑storey office tower with precast concrete façade panels in central London required a rapid condition appraisal to assess deterioration and detachment risks pending scheduled repairs.

To advise on structural condition and urgency of intervention, I carried out a visual survey from surrounding vantage points with the aid of a telephoto lens, to identify suspect areas and likely degradation.

Findings were provided to the developer to manage short‑term detachment risk, prioritise maintenance and repair actions and arrange for targeted close-up inspections.
